Move-in checklist

Everything on this list is boring, ten minutes each, and saves you real money at exit. Do it in week one, while everyone is still friendly.

Before you pay the deposit

  1. See ownership proof — registry or builder allotment letter. Match the name to the person you're paying.
  2. Check what people actually pay around the flat on the rent map — walk into negotiation with the area median.
  3. Ask about ALL recurring charges: society maintenance (₹/sq.ft or flat), DG/power-backup, water, clubhouse, covered parking. In GN West high-rises these add ₹2,000–5,000/month on top of rent.

On the day you get keys

  1. Photograph everything — every wall, appliance, seepage mark, and the electricity meter reading. WhatsApp them to the landlord the same day so they're timestamped and acknowledged.
  2. Society move-in formalities — most gated societies need the owner's NOC, your agreement copy, and a move-in charge/interest-free deposit at the RWA/facility office. Ask who pays the move-in charge before the truck arrives.
  3. Electricity meter — note the reading; if the flat has a prepaid society meter (common in GN West), get the recharge app/portal login from the owner. For UPPCL/NPCL direct connections, decide whether to transfer the name or keep bills in the owner's name (most keep the owner's name for 11-month terms).
  4. Gas — piped gas (IGL/others) needs a name-transfer or fresh connection; cylinder users, transfer your LPG address online.

In the first week

  1. Police verification — mandatory in Gautam Buddh Nagar; 15 minutes on the UPCOP app.
  2. Rent by bank transfer, always — a UPI/bank trail with "rent for <month>" in the note is your receipt. Avoid cash; if unavoidable, take signed receipts.
  3. Save your agreement + photos + acknowledgements in one folder (email it to yourself).
  4. Join the society WhatsApp group / RWA app — maintenance notices, water cuts, and (usefully) other flats' asking rents flow through there.
  5. Pin your rent on noidarent.com — 30 seconds, anonymous, and the next renter negotiates with real data like you just did.
